Questions to Ask Your Agent
Are you a REALTOR®?
Yes, I am. A REALTOR® is a real estate agent who is a member of the National Association of REALTORS®, which means that he or she must uphold the standards of the association and its code of ethics.
Are you a full-time or part-time agent?
I am a full-time agent with office hours of Monday – Friday 8:30a-5:00p.
I am available on the weekends and after hours by appointment.
What is the average number of days your listings are on the market before selling?
For single family residences, my average is 115 days.
Will you service our listing personally or will we be working with your assistants?
While I have a team who will communicate with you regularly, I will also personally provide bi-monthly updates and will always be available to answer your questions.
How many sellers and buyers are you currently representing?
While I have a large database of over 1,000 clients, I limit the number of people I am actively working with to maintain consistency in my customer service standards. I limit the buyers I work with to generally no more than 5 at a time. I refer some of my buyer business to a Buyer Specialist on my team. That leaves me plenty of time to market my listings and focus on getting them sold. With the systems we have in place, I can handle as many listings as I can get.
What is your Internet marketing program?
Your property will be advertised on over 350 of the most popular real estate search engines. In addition, I employ a full-time marketing expert who places ads multiple times a day on Craigslist. I also have a network of over 20 Canadian and American agents who live in areas with direct flights to the desert. They advertise my properties on their websites and provide additional exposure to Kijiji, the Canadian version of Ebay.
What is your policy on responding to phone calls/emails/text messages?
I make every effort to return all emails, calls and text messages before the end of business each day.
There are times when it may take additional time for me to get back to you but in an emergency, I will always return your call before the end of the day.
How much of your business is generated by referrals?
Over 75% of my business comes from repeat clients and referrals. It is my goal to make each of my clients, a client for life.
What references can you provide?
I would be happy to provide past client references. If you wish to speak with my past clients, just ask.
Do you offer an “easy exit” listing so that I can end our agreement if I am not satisfied?
If you are ever unhappy with the service I am providing, I simply ask that you provide me with an
opportunity to make it right. If we can’t create a win-win, I will let you out of our agreement.
